Magnolia Ave, Daycare
Some lots just sit there, doing their minimum. This one in Burbank's Magnolia District had spent decades as a parking lot, and one month a year, a Christmas tree lot. The rest of the time, it was just asphalt waiting for a better idea.
The better idea turned out to be one of the harder ones to pull off in a city not known for making things easy. BS worked through a permitting process that tests the patience of anyone who has tried to build anything in Burbank, and came out the other side with something the neighborhood actually needed: a purpose-built daycare designed from the ground up for the way young children experience space.
The building wraps the corner with the calm confidence of a place that knows what it is. White masonry, warm wood, a curved entry that signals arrival without shouting about it. Planting beds and bold planters at street level give the building a human scale that invites rather than intimidates, because the people walking up to this door every morning are carrying backpacks and holding small hands.
Inside, every room is oriented around light, safety, and the particular magic of being three years old somewhere that was designed for you. Outside, the neighborhood got something it didn't know it was missing until it showed up.
